4 Bed Probate house clearance – Stone, Staffordshire

This was a rewarding probate house clearance we completed for Sarah, who needed assistance clearing her late brother's property in Stafford. The project involved a complete house clearance, including all rooms and a large double garage.

The property contained a significant amount of furniture and household items. Wherever possible, we ensured that reusable items were donated to a local Stafford charity, helping to reduce waste and support the local community. Several items also had resale value, which we identified during our assessment and factored into the quotation provided to Sarah, helping to reduce the overall cost of the clearance.

Challenges and Solutions:

One of the main challenges was the large volume of furniture throughout the property. Nearly every bedroom contained a full suite of furniture, creating a substantial amount of material to sort, remove, and process responsibly.

Our priority was to save as many items as possible from disposal. Suitable furniture and household goods were donated to local charities, while items with resale value were carefully selected and sold. Unfortunately, not everything could be reused. Any items that could not be donated or resold were dismantled where necessary and transported to licensed recycling facilities for responsible disposal.

The property also contained two large fridge freezers and several single and double mattresses. These items are among the most expensive household waste items to dispose of due to environmental regulations. Fridges must be sent to specialist facilities for safe degassing, while mattress disposal can cost upwards of £30 per item.

Due to the volume of furniture and waste, the clearance required five full van loads and took two full days to complete. However, this was fully anticipated during the quotation stage, and sufficient time and resources were allocated to ensure the project was completed efficiently.

Like many of our customers, Sarah initially contacted us by phone to discuss her situation. After receiving photographs of the property, we were able to provide an estimated price range and explain the clearance process.

We then arranged a free, no-obligation site visit to assess the property in person. During this visit, we discussed access arrangements, identified any items Sarah wished to keep, and provided a fixed quotation for the work.

As Sarah required the property to be cleared quickly, we were pleased to offer a start date just two days after the site survey. Once instructed, our team completed the full clearance professionally, respectfully, and on schedule, leaving the property empty and ready for its next chapter.
